Lot rent in Delaware manufactured-home parks

No single percentage cap — the rule below is the one that governs. Notice: 60 days.

Check a Delaware lot-rent increase

The rule

A lot-rent increase above the CPI-U must pass Delaware's rent-justification process: the park must justify it, residents may object, and the dispute can go to arbitration. An unjustified increase above inflation does not stand on the park's say-so.

What to do with an increase letter

  1. Run the checker with the lot-rent numbers — the park ladder is separate from the apartment one.
  2. Ask the park, in writing, for the authority it relies on: the statute, and any hardship or justification filing if it claims one.
  3. Talk to your neighbors before you answer. Park law is full of collective triggers — mediation petitions, objection windows — that one household cannot pull alone.
  4. Never stop paying lot rent on a hunch. A park eviction moves your home, not just your tenancy.
