Lot rent in Florida manufactured-home parks

No single percentage cap — the rule below is the one that governs. Notice: 90 days.

Check a Florida lot-rent increase

The rule

No cap on lot rent — chapter 723 is a procedure law instead: 90 days' notice of any lot-rent increase, a filed prospectus that fixes what the park promised, and a Division-administered dispute path when the park breaks its own paperwork.

What to do with an increase letter

  1. Run the checker with the lot-rent numbers — the park ladder is separate from the apartment one.
  2. Ask the park, in writing, for the authority it relies on: the statute, and any hardship or justification filing if it claims one.
  3. Talk to your neighbors before you answer. Park law is full of collective triggers — mediation petitions, objection windows — that one household cannot pull alone.
  4. Never stop paying lot rent on a hunch. A park eviction moves your home, not just your tenancy.
