Check a New Mexico lot-rent increase

The rule

Lot rent capped at 3% in subsidized communities and 5% in market-rate parks, with 90 days' notice — and New Mexico lets cities set stricter limits on top.

What to do with an increase letter

  1. Run the checker with the lot-rent numbers — the park ladder is separate from the apartment one.
  2. Ask the park, in writing, for the authority it relies on: the statute, and any hardship or justification filing if it claims one.
  3. Talk to your neighbors before you answer. Park law is full of collective triggers — mediation petitions, objection windows — that one household cannot pull alone.
  4. Never stop paying lot rent on a hunch. A park eviction moves your home, not just your tenancy.
