Lot rent in Washington manufactured-home parks

Lot-rent cap: 5% per year. Notice: 180 days.

Check a Washington lot-rent increase

The rule

A flat 5% cap on lot rent — no sunset — and 180 days' notice, the longest park notice in the country. The park must also give a written statement of reasons for an increase above CPI.

What to do with an increase letter

  1. Run the checker with the lot-rent numbers — the park ladder is separate from the apartment one.
  2. Ask the park, in writing, for the authority it relies on: the statute, and any hardship or justification filing if it claims one.
  3. Talk to your neighbors before you answer. Park law is full of collective triggers — mediation petitions, objection windows — that one household cannot pull alone.
  4. Never stop paying lot rent on a hunch. A park eviction moves your home, not just your tenancy.
